Cost-plus means you pay the actual cost of materials and labor. My builder's fee is separate, fixed, and agreed in writing before construction begins — and it does not go up as project costs rise.


How It Works

The Most Honest Way to Build a Home

Most cost-plus builders charge a percentage of the total, so their fee climbs right along with your costs. Ours doesn't. The Muller builder's fee is a fixed number, set in writing before we break ground — the same whether the project comes in over or under. You never have to wonder if a choice was made to pad a bill. We just build.

Muller Homes works differently. You pay actual build costs. My fee is a fixed, pre-agreed amount that does not change based on what the project ends up costing. That single structural difference aligns my incentive with yours: to build efficiently and protect your money.

When The Fee Changes

Complete Clarity — No Fine Print

Transparency means telling you exactly when the fee would and wouldn't change. Here it is, plainly:

The Fee Only Increases If…

You change the plans in a way that adds square footage, or you deviate from the final plans with the framing layout or rough-in plumbing after construction has started.

The Fee Does NOT Increase If…

Material or subcontractor costs rise. And if you update your plans through your architect before we build, there's no additional fee to me at all.
