Build On Your Lot

You Own the Land.
Let's Build the Home.

Muller Homes builds custom homes on your lot across Columbia, Spring Hill, and Middle Tennessee — with a cost-plus model so transparent you'll see every invoice, and a fixed builder's fee that never rises.

The Smartest Way to Build

Building on Your Own Lot Is the Smartest Way to Build Custom

If you already own land in Maury, Williamson, or Marshall County, you've done the hard part. No production builder's lot premium, no HOA dictating your floor plan, no settling for whichever community has inventory. Your land, your plan, your home.

What most landowners run into next is the frustrating part: builders who won't quote without plans, quotes stuffed with hidden markups, and radio silence once the contract is signed. Muller Homes was built to be the opposite of that experience.

Dan Muller is the owner, the GC, and the person on your site — he personally built his own 10,000 sq ft home in Columbia before ever taking on a client. When you build with Muller Homes, there's no sales team and no hand-offs. One builder. One number to call.

How It Works

How Building on Your Lot Works

1 · Walk the Land

Dan meets you on your property. Site prep, utilities, driveway, drainage, orientation — you'll get an honest read on what your lot can support before you spend a dollar.

2 · Plan & Price It Honestly

Bring finished plans or just ideas — we'll work with your architect or connect you with one. Your budget is built line by line, and the builder's fee is fixed before ground breaks.

3 · Watch It Rise — Daily

Every client gets a private build portal: live progress, decisions, purchases, and your full budget from your phone. Plus Dan's cell, because you're building with the owner.

Every Build Starts Here

Every Muller Home Starts Exactly Where Yours Will

Bare dirt, a survey, and a plan. Our builds across Middle Tennessee all began at the same starting line your lot is at today — Redbud in Columbia (Dan's own 10,000 sq ft home), the Chassey build in Franklin, McVey in Columbia, and Landers in Bradyville. See the finished results in our gallery →

Cost-Plus, With a Fee That Never Moves

Most builders price your home with padded allowances and quiet markups on every material and sub. We don't. You pay the actual cost of construction — every invoice and receipt visible to you in real time — plus one fixed builder's fee, agreed before we break ground. If lumber comes in under budget, you keep the savings. That's the whole model.

Questions, Answered

Build-On-Your-Lot Questions

Can you build on land I already own?

Yes — that's exactly what we do. Whether your land is in Columbia, Spring Hill, Franklin, or anywhere across Middle Tennessee south of Nashville, Dan will walk the property with you and give you an honest read on site prep, utilities, and what your land can support — before you spend a dollar.

Do I need house plans before contacting you?

No. Some clients arrive with finished architectural plans; others bring a Pinterest board and a rough square footage. We can work with your architect, connect you with one we trust, or refine plans you already have.

What does "cost-plus with a fixed builder's fee" mean?

You pay the true cost of labor and materials — every invoice visible to you — plus one builder's fee that is set before ground breaks and never rises. No markups, no padding, no surprises at the draw table.

How do I keep track of the build?

Through your private Muller Homes build portal: live progress percentage, daily field notes, decisions that need your input, purchases, and your full budget — all on your phone, updated as the work happens.
